We will answer questions about real estate that you might be too embarrassed to ask now. Insider Stories of the Industry。。。

  • Can any real estate agent introduce a property I saw on the internet? (Rental/sales)
When you search for properties on the internet, you will often find a variety of properties. First of all, it is a good idea to write down or print out the information and bring it to the real estate agent. Of course, the real estate agent that introduces the property is fine, but it is also possible that the real estate company is the same. Sometimes the property is just advertised without knowing any information about it, so we recommend that you first go to a real estate agent that you like. So, if you research the property and are told that the property is only advertised, then you can go to that real estate agent. So, if you make unnecessary calls, you will often receive sales calls.
  • Is an application fee required for renting?
No, it's not necessary at all. If there is a place that charges an application fee, you should ask whether the application fee is necessary. You must fill out the application form. No matter how much you like the property, it's just one-sided love. Please express your intentions. This will be included in the application form. *The application fee will be taken, but the property will be cancelled. Of course, if you say so, you will get the full amount back. There are some unscrupulous real estate companies that don't know much about real estate companies and say that because they have stopped selling a property, they will charge you a daily rent. There is no need to pay daily rent for a room that you do not have a contract for. Perhaps there was a memorandum with the application form, and they said they had signed it as well, but it is a completely ineffective memorandum.
  • Which apartments are good and which ones are bad? (Rental/sales)
I can't say for certain, but I will tell you because it can be confirmed even within the visible range. In my customer service, I basically tell customers all of these things, so I will only tell you a few of them. 1. The collection post is beautiful. No flyers scattered around. 2. Common spaces such as common hallways are clean. Is the cleaning going well? 3. The entrance has a normal amount of plants. 4. From here on, I will tell you after you have been guided. *If you make the mistake of choosing a real estate agent, some agents will think that they are just going to take you there. That's wrong. A real estate agent is the one who will explain everything in detail!
  • Is it okay to search for a friend's property on your behalf?
It's fine if you say it's fine, but if someone who isn't the person with the basic decision-making authority is looking for something, there's a good chance they'll have to do it twice or twice. If possible, say it yourself. However, since there is a reason for a request like this, I will explain the former, ask the friend's conditions, and then hand over the drawings. Please understand that it would be unrealistic to go all the way to the guide. However, there are many tools available these days, and some people are now saying that it is okay even if the person is not present on the internet when looking at the camera. In some cases, we will take you after listening to your story. Please consult us.
  • Can I live in a property I like immediately if I pay the money? (Rental/sales)
It's not possible right away. Because it's not a hotel. So what is the target? I think it will take 5 to 7 days at the earliest. Why? First of all, if there are any missing documents, there will be a loss. We may also confirm by contacting the joint guarantor. We have the landlord's approval, and in the end we sign a contract, so documents and money are exchanged. Taking into account other factors, the period will generally be like this. On the other hand, how long will you wait to move in? It's up to the landlord to decide, so I can't say anything about it here, but I'd appreciate it if you could wait a month or so.
  • I decided to take a private tour of the property. What should I bring? (Rental/sales)
Is the weather nice during the day? It's basic, but I think there's a lot to learn from the surrounding areas. From now on, if it's convenient, I'll do it at night, or on a different day than the first time. If you went on a weekday, either Saturday or Sunday. Depending on the property, your lifestyle may be completely different, so if you have the time, we recommend it. The reason why we do so many previews is basically to check the sound. Noise is the number one reason for leaving a rental property. So, in order for you to like it, I have given this kind of explanation in advance.
  • Looks like I'll have to move out. When should I start looking?
Is the cancellation notice 2 months in advance? 1 month ago? What kind of numbers do you get? If it is 2 months in advance, it would be better to give notice of cancellation before searching! Why? This is because we have to shut down the property for about two months. In short, there is no money coming into real estate agents. If it's a month in advance, you should look for it yourself a little earlier! If you find a good property, I think it's okay to give notice of cancellation. Did you send a cancellation notice? Does the property you live in have a management company? Is it managed by the landlord? If you have a management company, call them first! If the landlord is in charge of the property, please notify the landlord. Now, the previous stage is finished. Search for properties here!
  • Why do real estate agents often have Wednesdays off?
There are various theories, but Since ancient times, contracts have flowed through water, which is bad luck. That's why there are many holidays on Wednesday
  • Do I absolutely have to change the keys?
Absolutely not. This is completely optional. I think there is a customer's situation. To reduce initial costs. With such a good key, there is no need to replace it. In the first place, the previous tenant probably returned the keys, so it's okay. According to the real estate agent, of course the previous tenant returned it. When creating a basic copy key, it is normal to apply to the management company, etc. You may create it without asking anything. In some cases, this can lead to a crime, so we will explain this to you before making a decision. So, how much does it cost to replace the key? Depending on the type of key, it usually costs about 16,000 yen to 2,500,000 yen. Currently, the number of properties such as condominiums that do not require changing keys is rapidly increasing, so please check.

There are many different cases, and the above are just a few.
